474% increase in complaints concerning substandard living conditions between 2019-20 to 2024-25

The headline is striking however, the further analysis into the reasons for the complaints is more worrying.
It should first be recognised that millions of repairs are successfully completed in Social Housing each year, with almost £9 billion spent on repairs and maintenance in 2023-24. With repairs somewhat of an inevitability, especially considering the average age of typical housing stock, this seems a step in the right direction.
Some of the further key data within the report is however, more concerning. Almost half of complaints made to the Housing Ombudsman are as a result of a repairs and maintenance issue with maladministration findings up 36% compared to 2019-20; with 81% of maladministration involving leaks, damp and mould.
Unfortunately, leaks, damp and mould, amongst other disrepair is seemingly more common than ever. Communication between landlords, tenants and contractors is therefore vital to achieving a common goal.
The recommendation to establish a national body for residents is an excellent idea that must be implemented as a voice for those who often feel voiceless.
